What we can and cannot tell you about Cochrane values
Prices dipped to about $550,800 in January 2026 and then rose for five straight months to roughly $580,200 by June — about 1% below the year before, in a near-balanced market at a 61% ratio and under three months of supply. The median assessed value for 2026 was $674,800. (as of June 2026)
Why a court sale usually produces less
A marketed sale is built to create competition — preparation, pricing, exposure, and time for more than one buyer to want the place. A court-supervised sale is built to be defensible rather than maximised, and buyers price in what they can see about the circumstances.
The gap is not the bank's money. Once the mortgage, the arrears and the costs are paid, the surplus is yours — so a lower sale price comes straight out of your side.
Three numbers to get
- A written payout figure from your lender — larger than the arrears alone, because it includes costs.
- Everything registered against your title, not just the first mortgage.
- A current opinion of value from someone who is not trying to buy the property.
Together they tell you whether you are protecting equity or managing a shortfall — two different situations with two different plans.
Local context
A fast-growing river town west of Calgary on the Bow, with mountains on one side and the city on the other. It grew 6.4% in a single year and 913 new homes were built in 2025, with projections around 90,000 people by 2050.
Garmin Canada is headquartered here on Bow Street, having grown from a 1998 garage startup into an expansion adding more than 200 STEM jobs. Spray Lake Sawmills supports around 200 direct jobs and some 400 families; it sold to West Fraser for $140 million in November 2023. The 2026 tax bill rose about 7.15% on average, roughly $296 — though the municipal share was only 2.61%, with the provincial education requisition up around 20%.
Cochrane's own numbers carry a genuinely useful message: after the January dip, prices rose five months running. If you last checked your home's value in the winter and concluded there was nothing left, that conclusion may simply be out of date. Get a current opinion of value before deciding — your equity may be better than you think.
